Borden-Carleton

In April 1995 the village of Borden-Carleton was created from the original town of Borden and the community of Carleton, which was mainly agrarian in character. This decision was made just prior to the discontinuation of the ferry service from Borden-Carleton to the mainland and the building of the Confederation Bridge.

The population of Borden-Carleton is approximately 1100 residents. While the fixed link was being built the population of Borden-Carleton was swelled by the thousands employed during Bridge construction but after construction completion it once again shrank back to the preconstruction level. Borden-Carleton's economy saw a down turn with the completion of the Confederation Bridge as the payrolls of long employed Marine Atlantic workers along with the thousand's employed during bridge construction left the community. As an offset to these anticipated changes in the community the Federal and Provincial government's provided a "fixed link adjustment fund" and from this funding the now vibrant Gateway Village, which serves as a welcoming and service area for the travelling public was constructed. This adjustment fund also enabled the expansion of Borden-Carleton's industrial park and this park now is home to Transcontinental Printing, MacDougall's Steel, Snairs Bakery, CCRA and other sucessful and growing businesses. These businesses along with McCain Foods, Master Packaging and the Atlantic Beef Plant employ a majority of the workforce in the immediate area. There are ongoing plans to find a use for the Amherst Head Staging Facility and SCI construction site which has been unused since the bridge completion.

Charlotte's Shore

The Charlotte's Shore region is the south central section of PEI from just east of Summerside through to Charlottetown and from the south shore to Highway 2. Visitors entering Charlotte's Shore from New Brunswick by car arrive via the 13 km. span of the Confederation Bridge through Gateway Village and the town of Borden-Carleton. Surrounding Borden-Carleton, with its population of 1100, are the farming communities of North Carleton, Cape Traverse, Augustine Cove, and North Tryon. This is a very picturesque area with red cliffs, red sandy beaches, and a patchwork of cultivated fields that will remind many of the rolling farmlands of the English countryside.

Other points of interest in Charlotte Shore include Victoria-by-the-Sea with The Victoria Playhouse a repretory theatre of some note , the Chelton, Victoria and Argyle Provincial Parks, the PEI Emporium in Gateway Village and Fort Amherst, settled by the French in 1720, and the first permanent European settlement on P.E.I.

Real Estate in this Area

Also known as Area 11 by the real estate industry, Charlotte's Shore encompasses a wide variety of properties. These range from fairly inexpensive $30 -$80,00.00 summer or year round homes to more expansive and expensive waterfront properties along the south shore. Whatever you are looking for: farm land, room for that secluded cottage or waterfront to build a home for summer or year round living, Charlotte's Shore can provide it. With the South Shore's long expanse along the Northumberland Strait almost any property in the area will be within close proximity of some of the East Coast's sandiest, safest and warmest beaches.

There have been some recent property developments along the south shore, most bordering on the oceanfront (Northumberland Straits) and these include Sunset Dunes, a waterfront development situated at Bell's Point near Cape Traverse just a short drive from Borden-Carleton and the Confederation Bridge. This development features secluded treed lots, oceanfront lots, and private lots characterized by red cliffs and long stretches of secluded sand dune beaches.
